A new medical campus on a suburban site with brownfield conditions and air-space restrictions
As the master plan architects for the Inova Health System, Wilmot Sanz was asked to develop a new medical campus on a 50-acre site in Springfield,
VA. The campus plan includes a new, state-of-the art, 240-bed hospital
expandable to 360 beds and allows for the development of an outpatient
center, three medical office buildings and a rehabilitation hospital.
The campus plan was organized around a boulevard concept that allowed
all the various healthcare components have a visible front door
from the main drive, so patients and visitors can easily find their
way around the campus.
The proposed site has several challenges, including its adjacency to a military air field that has specific building height clearances. We investigated, documented and then planned the
proposed campus with these restrictions in mind.
The site also has several
environmental issues, including a portion of the site being identified
as an abandoned landfill. This required our team to develop a strategy
for building on and adjacent to a brownfield site, so
the owner could evaluate the complications and costs this would
add to the development of this site.
